5 ways to prepare your home for a spring sale

The number of sales per season can vary year to year. Especially in the segment of Spanish holiday homes, where you are very much dependent on buyers from abroad.

However, statistics have shown that spring is the period where sales are most consistent. So, putting your home on the market in spring time is always a great idea!

Apart from finding the right agent, there are a few easy ways to make your property stand out from others.
Here are a few tips:

CLEAN AND DECLUTTER

When winter comes to an end, sun comes out and flowers start to bloom, it is time for a spring clean! Clean the windows, blinds and keep it fresh. Make sure to remove as much little items as possible and remove personal items that stand out most. Think minimalistic.

When potential buyers visit your home, it is important for them to have no distractions. They should really be able to imagine themselves living in the property.

LIGHTING

Everyone loves a bright home. Even though we can enjoy numerous days of sunshine at the Costa Blanca, a viewing may take place on a cloudy or rainy day.

Make sure all the light fixtures are functioning and blinds can easily be opened by the agent.

FIRST IMPRESSION

Before even entering the property, potential buyers have a first glance at the entrance. Do you have a driveway or a front garden? Mow the lawn, remove dirt, trim the hedges and remove the weed. Is your property located in an urbanisation where maintenance is depending on a community of co-owners? Be pro-active and contact the administrator in time.

FRESH LOOK

Has your property been painted recently? Great! If not, check the walls for marks and scuffs and retouch if necessary. Visitors to your property will be pleased to see the current owner is up keeping the maintenance.

If you are planning to paint before listing your home, make sure to keep it neutral. A dark wall will not make a bright impression. Neither will a red or green wall be liked by everyone. Even though buyers can easily change the color of the walls to their own taste, it's once again the first impression that matters.

STAGING

Keeping it neutral is definitely the way to go! However, a little staging or presentation of your home makes potential buyers feel welcome. A touch of color will help with that spring feeling!

Think of a plant or flower, lighting a candle, adding a colourful pillow or minimal decoration items.

Do not exaggerate because.. less is more!
